ADVERTISED ‘FROM’ PRICE
Price is based on London floorplan in the Melbourne Greenfield build region with standard façade. Excludes land. Included site works up to Class 'H' concrete slab with a maximum of 300mm fall over building envelope. Allotment up to 500m2 with a maximum setback of 5m to the house based on the builder’s preferred siting. Additional site works costs may be required on an allotment engineering analysis. Furniture, accessories, landscaping and decks are not supplied by Greenfield Homes.
NO HIDDEN COSTS
All costs, allowances or provisional sums will be documented to the client prior signing of a new home building contract. Any costs which may be incurred by the client before or during construction will be explained to the client prior to commencement of new home construction. Greenfield homes is not responsible for documenting any costs outside of its control, including, but not limited to, those related to financing, land purchase, developer approvals and council/statutory requirements.
FIXED PRICE GUARANTEE
Greenfield Homes reserves the right to adjust the contract price, under the terms and conditions of the building contract (and any other document considered by Greenfield Homes as ancillary to the operation of the building contract) including: (a) Where you have not provided essential information to Greenfield Homes (including proof of ownership, unconditional financial approval or any other documents required to progress construction) within the time period stipulated under the building contract; (b) When an adjustment to the contract price is required for reasons outside of Greenfield Homes’ control (including for any requirements of a statutory authority, developer and/or any other third-party rights); (c) When variations to the inclusions or specifications have been requested by you; or (d) Where you are in breach of the terms and conditions of the building contract.
GUARANTEED SITE START
Any date provided by Greenfield Homes, concerning the commencement and completion of work under the building contract must be read in conjunction with the terms of the building contract (and any other document considered by Greenfield as ancillary to the operation of the building contract).
Greenfield Homes reserves the right to push back any date concerning the commencement and completion of work under the building contract, subject to the terms and conditions of the building contract.
Clients must own titled land and be finance approved. No structural changes permitted and colours must be selected from pre-approved developer palettes.
20 WEEK BUILD TIMEFRAME
Greenfield Homes 20 week build timeframe is the average time from slab pour to practical completion inspection for single storey homes 23sqs and under over the 2024 calendar year. This is not a guarantee, but an indication of current build timeframes on average new home client builds in Victoria.
HOMEPAY
HomePay is a home loan with no out-of pocket mortgage repayments on both build and land during construction.
The HomePay program is offered through independent, third-party lenders. Purchasers must do their own research prior to entering into any financial services agreement.
